Development
In its development projects, the Firm has historically focused on those requiring creative structuring. This might involve land assemblages, rezones, renovations or governmental partnerships. Presently, through affiliated limited liability companies, the Firm is working on the entitlement of 120 acres in N.E. Vacaville. This project originally involved over 540 acres, but 320 was sold to other developers.
An affiliated limited liability company was the managing partner for the redevelopment of the historic Nut Tree Project in Vacaville, California. This 165 acre project included the construction of a multi-purpose sports stadium, which was subsequently donated to the City of Vacaville, and the construction of a 155,000 sq. ft. Lowe's Home Improvement Center. The Firm negotiated the sale of approximately 90 acres to the City of Vacaville Redevelopment Agency. TKG then sold the land around Lowe's to a third developer.
In conjunction with the Pinole Redevelopment Agency and an affiliated limited liability company, the Firm acquired and redeveloped a 65,000 sq. ft. shopping center anchored by Trader Joe's and Walgreen's, at the intersection of Interstate 80 and Pinole Valley Road, in Pinole, California, and developed a 400,000 sq. ft. regional shopping center, Pinole Vista Crossing.
TKG has redeveloped the site of the well-known Coffee Tree Restaurant in Vacaville at I-80 and Nut Tree Road. Olive Garden has opened on a portion of the site. The balance is anticipated to be developed in 2011.
The Firm is currently working on various renovations and re-tenanting opportunities, land assemblages, and other projects.
Investment
Through a related partnership, TKG acquired an unreinforced masonry apartment building in the exclusive Pacific Heights area of San Francisco. A seismic and cosmetic renovation was completed, while keeping the building occupied and cash flowing. The building was subsequently sold for a very high return on investment.
The Firm also holds for investment a number of billboards and freeway oriented signs along Interstate 80 between the Greater Bay Area and Sacramento.
Meridian / Midway Interstate 80 Corridor
In 2003, an affiliated limited liability company acquired 192 acres for future development, on the north side of I-80 and Midway in Vacaville, California. Due to the high level of interest in property along I-80, the affiliated limited liability company sold the 192 acres and purchased a 182 acre parcel and a 70 acre parcel for investment, on the south side of I-80 and Midway. A 130 acre parcel of the 182 acre parcel was sold in 2005, and the remaining 50 acre parcel, fronting I-80 and Midway and the 70 acre parcel at I-80 and Meridian, are being held for investment. It is expected that the entitlement process will start in early 2010 and be completed in 2012-2013.
Property Management
Jordex Management, Inc., a subsidiary of TKG, is the property management arm of the Firm. Jordex presently manages shopping centers in Vacaville and Pinole, and billboards along the I-80 corridor. It is Jordex's goal to manage properties to the highest industry standards and draw upon the experience of TKG should renovation and/or expansion of a project be desirable. It is anticipated that Jordex will manage all properties acquired or developed by affiliates of the Firm. Jordex is a licensed real estate broker in the State of California.
