Philosophy
The Kivelstadt Group is a San Francisco-based real estate development and investment firm.
Formed over twenty years ago by two real estate professionals with more than forty years of collective experience, The Kivelstadt Group ("TKG" or the "Firm") has steadfastly provided an experienced and creative approach to all of its projects, whether development, renovation, investment or management.
TKG's philosophy is based on the premise that every venture is a collaboration between private interests, on one hand, and public or governmental interests on the other. It is also the Firm's position that development should be both environmentally compatible and aesthetic in appearance.
Nancy Kivelson
Nancy has been involved in real estate development and financing since the mid-1970's. Her experience includes zoning and tax issues, environmental evaluation and mitigation, acquisition, financing, construction, syndication and disposition of shopping centers and property. Nancy oversees projects for TKG, working with entitlements, city incentives, financing, consultants and construction.
Prior to forming the Firm, Nancy served as Regional Manager of the Pacific Northwest Region of the F.A.D.A., a national asset management company, where she provided overall structure to the workout of REO properties and problem loans.
Until 1986, Nancy was a partner specializing in real estate and finance at Jones Day, a global law firm. Due to her diverse experience, Nancy has developed a wide-ranging knowledge of real estate, tax and finance, as well as acute negotiation skills.
For many years, Nancy was a member of the Board of Trustees of the Philharmonia Baroque Orchestra, head-quartered in San Francisco. For four of those years, she was President of the Board. During her tenure, the orchestra evolved from an organization threatened by financial problems to one healthy and expanding. She continues to work in various philanthropic organizations. Nancy has also been a speaker at industry events, including ULI and ICSC and is a past Vice Chair of the Green Flight of the CRC council of the Urban Land Institute. Nancy has a law degree, a masters degree in taxation from NYU and is also a licensed real estate broker. She is admitted to the Bar in New York and Texas.
Tom Angstadt
Tom has been active in the real estate development business since the early 1980's. He is a strategic thinker, able to envision the potential of a property and determine its economic feasibility. Tom's primary responsibilities with the Firm are property identification and acquisition, tenant negotiations, site plan layout and project financing. He has been a guest speaker for various shopping center industry events and an expert witness in matters dealing with the development and operation of commercial projects.
Before joining TKG, Tom held the position of Senior Vice President at The Sierra Capital Companies, where he organized and directed the national acquisition group, investing over $125 million per year, and supervised the management of over three million square feet of retail and industrial property nationwide. Prior to Sierra, Tom was a Senior Development Partner with Herb Weitzman and the Henry S. Miller Development Group, which at the time was the largest open air shopping center developer in the Dallas/Fort Worth Metroplex. For both firms, Tom acquired and developed properties, with special emphasis on value creation.
Tom is a certified public accountant and an attorney, with a Master's degree in taxation from NYU Law School. He is a past president of the Board of Directors of the Rim Hospitality Group, and a past board member of the Board of Trustees of the Urban School of San Francisco, having chaired the Buildings and Grounds Committee. In the area of youth education, Tom is a past board member of the Pinole Youth Foundation having chaired it's Annual Fund Raising Committee, and a current member of the Board of Trustees of the Hanna Boys Center, located in Sonoma, CA.
